What does $600,000 get you in Barrie, Ontario in February 2026? If you're thinking about buying a home in Barrie for under $600,000, the market is offering opportunities we haven't seen in years. But not every property at this price point is created equal.

From modern townhouses with hidden layout issues to the rare detached home that's actually affordable, we break down the real trade-offs at every price level.

The February 2026 Barrie Real Estate Reality

Detached homes in Barrie are finally dipping into the $600,000 range, but you're looking at older finishes, dated basements, and worn carpets that need replacing. Modern townhouses offer better interiors and updated finishes, but they come with condo fees ranging from $245 to $486 per month and garage-first layouts that sacrifice main floor living space.

Target Budget: $600,000

Detached Homes: Now available around $640K-$680K (previously $750K+)

Condo Townhouses: High availability with maintenance fees averaging $250-$450/month

Market Shift: Buyers now have negotiating power on older properties with virtual staging and cosmetic issues

House #1: Modern Townhouse in Painswick Area

First up is a nice little townhouse in Barrie's Painswick area. Right off the bat, for $600,000, this is a pretty decent option. It's a smaller backyard, which isn't unexpected given the price range and the fact that townhouses are going to be tighter together. This property has about half the backyard paved with grass in the back half.

Main Floor Layout Analysis

As soon as you walk in the front door, there's a two-piece bathroom. The main floor has what they're using as a dining area with a living area and kitchen, but you could very easily extend your living area out further. The dining table feels kind of arbitrary in its placement.

The kitchen is an okay size. Nothing massive, nor are you going to get anything massive in this square footage. We'd probably have moved the dining table to a different area and potentially put the TV on a corner mount to give yourself a bit more space. They could have done more with the layout.

Upstairs Bedrooms and Storage

Upstairs you'll find decent-size bedrooms overall. There's entrance to the attic, and these entrances are usually in the closets, which indicates smaller closets. You can see they're not very deep at all. But overall, decent size for what we're assuming is going to be the primary or master bedroom. That's probably a king-size bed, so again, okay, decent size.

You've got an ensuite, which is nice. You don't often get that in properties in this price range specifically.

Finished Basement

The basement is fully finished, which is very nice. The ceilings look a little on the lower side, so you're probably looking at 6.5 feet to the top, maybe 7 feet if you're lucky.

Square Footage: Listed at 1,000 to 1,200 square feet. You're probably somewhere around 1,100 square feet total.

Overall Assessment: Not a bad little place for $600,000 in Barrie.

House #2: The Black and White Modern Unit

This property is similar in size and price range to the first townhouse. The backyard is decent, again not huge, but bigger than the first one we looked at. It's nice and solid.

The Garage Problem: How It Steals Your Living Space

Here's where things get interesting. When you walk in the front door, because you have an attached garage, it's taking up all of that space in your actual house. Your main floor is going to suffer because of it.

You have room for the kitchen, which is a good size and looks decently well-made. We would have liked to have seen the cupboards go up to the ceiling, but it is what it is.

Main Floor Living Space Challenge

The problem is there's a little pocket of a room where you could make it into a living area, but if you make this a dining area, where are you living? Where are you going to hang out? There's not a lot of space to do both, which is one of the problems you run into with these smaller units.

Upstairs Configuration

There's no bathroom on the main floor. The first bathroom is upstairs. The rooms are of an okay size, very black and white throughout. If it wasn't for the colour of the outside, you'd be hard-pressed to prove these photos aren't in black and white.

The master bedroom has a walk-in closet and an ensuite. They're stacking the laundry upstairs, and there's another bathroom as well.

Basement Living Space

The basement looks decent with about the same square footage as your main floor, partially because of the garage taking up space on the main level. You're fitting one car in that garage at most, maybe a little bit of extra storage at the back.

The backyard seems bigger than the others just because it's not fenced, but the backyard that's actually yours is not that much larger.

Layout Concerns

This living room is tough because you need somewhere to eat. You could do the standard eating at the living room table approach. Upstairs, you get the benefit of the space where the garage is taking up the main floor, which allows you the space for an extra bathroom and bedroom.

Bathrooms: This property actually has a good amount of bathrooms - one on the first floor (shown in a weird order in the listing), another upstairs, and one in the basement.

House #3: The Rare $600K Detached Home in Barrie

This is one of the only detached homes in Barrie for $600,000. You're looking at similar square footage to the townhouses, with more space technically. However, at this price for a detached home, you wouldn't expect it to be as nice on the inside as the modern townhouses.

Condition and Updates Needed

You can see the floors are a bit banged up, though these are probably hardwood floors, which is always a plus. Outside of the floor condition, it looks pretty solid.

The kitchen is smaller than the townhouses. There's a small little kitchen with a table for eating. We'd be tempted to see if you could extend some cabinets or turn the eating space into more counter space, depending on how desperate you are for that dining area.

Virtual Staging vs. Reality

The bedrooms appear to be virtually staged. The basement shows some issues - the drop ceiling is looking a little damaged and will need to be replaced. The carpet looks old and raggedy, and the virtual staging just looks out of place.

That carpet needs to be replaced, but everything else seems not bad for $600,000. You're sitting kind of pretty compared to what you'd get in a condo or townhouse.

Mechanical Systems

The laundry is downstairs. The furnace looks newer, which is nice. That means it's probably been replaced at some point. You would assume the AC would have been replaced as well because people will often just replace them both at the same time.

Exterior and Yard Space

As expected with a detached home, your yard is just going to be bigger. There's a decent-sized garage and a lot more yard space than the townhouses.

The Trade-Off: For $600,000 in Barrie, you get more space and land, but you're looking at cosmetic updates, carpet replacement, drop ceiling repairs, and potentially other deferred maintenance.

Understanding Condo Fees in Barrie Townhouses

Here's something important we discovered: one of the townhouses we looked at was actually a condo, not freehold. So on top of your mortgage for your $600,000 property, you're looking at condo fees as well.

What $245/Month in Condo Fees Gets You

For the first townhouse, the maintenance fee is $245 per month, which honestly isn't a lot in the grand scheme of things. That basically means in addition to your mortgage, you're also going to be paying $245 a month to the condo corporation.

What's Included:

  • Private garbage removal
  • Snow removal
  • Building insurance
  • Common element maintenance

Property Taxes: $4,300 annually

So you're paying $250 a month for private garbage and snow removal, plus the peace of mind of not having to handle those tasks yourself. Not bad.

What About Actual Condos in Barrie for $600K?

If you wanted an actual condo apartment (not a townhouse condo), there are options, though we're not fans of certain buildings aesthetically. Some buildings are meant to look like a bunch of separate buildings from a distance, but when you're up close, it just looks crooked.

Condo Apartment Living Space

The living space in a condo apartment is roughly the same as the main floor of a townhouse, except you only have one floor. It tends to be a little higher-end with fancy kitchens and upgraded finishes.

You've got your kitchen area, living space, and bedrooms off to the side. There might be a little front room or seating area.

Square Footage Reality

Condo apartments at this price point are typically 700 to 800 square feet, which means you're 50% smaller than the townhouses we've seen so far.

Higher Condo Fees for Amenities

Condo fees for apartment-style condos are $486 per month. What does that include?

Amenities Covered:

  • Pool access
  • Exercise room
  • Concierge service
  • Rooftop garden access
  • Building insurance
  • Common elements
  • Parking

These amenities are all typically included in your condo fees, which is why they're higher than townhouse condo fees.

The Verdict: What $600,000 Gets You in Barrie (February 2026)

$600,000 in Barrie is a decent budget if you're wanting to get into the market. You've got good variation of properties and options:

We were actually surprised to see properties in as good shape as they were at the $600K price point. The detached home was expected to be in much worse shape, but it was honestly pretty solid aside from cosmetic issues like carpet and drop ceilings.

For First-Time Buyers: The townhouse condos offer the best move-in ready condition with low maintenance, though you sacrifice some space and pay monthly fees.

For Long-Term Value: The detached home offers the most appreciation potential and no condo fees, but requires immediate updates and ongoing maintenance costs.

For Lifestyle and Amenities: Condo apartments provide the most amenities and convenience, but the smallest living space and highest monthly costs.

Barrie Real Estate Market Trends (2026)

The shift we're seeing in February 2026 is significant. Buyers now have the leverage to negotiate on older detached homes with issues like raggedy carpets, dated finishes, and deferred maintenance. This is a change from previous years when sellers had all the power.
